The real estate industry in South Africa is one of the major business sectors and has been faced with economic uncertainty over a couple of years. Recently the Department of Rural Development and Land Reform released a Green Paper on the 31st August 2011, which proposes ways to correct the imbalances of South Africa’s history without disrupting agricultural production and food security. Successful execution of such interventions will have positive impacts on the economy of the country, however, on the contrary if unsuccessful may cause serious economic turmoil. The JSE real estate sector, which comprises mostly of retail, office and industrial buildings, is experiencing a growth spurt: where does this leave the property business? Does it still make sense to hang on to buy-to-let investments, given the poor prognosis for house price growth over the next three to five years? Or is it time to switch from residential to commercial property?
